Background/Staff Comments
This site is an appropriate location for infill because it uses existing infrastructure, it creates a variety in housing types, and it promotes walkability. This proposal creates 7 new buildable lots accessed by a public street off of 11th Avenue North and one existing lot accessed from Fair Street. Two open spaces are being proposed: one at the north area of the development that will encompass the majority of the floodplain for the site, and a second water quality detention site located near the intersection of 11th Avenue North and Fair Park Court. Six lots will front the new street, and one will front 11th Avenue North. All of the new lots will maintain the minimum lot size required for traditional design standards.

These items are not meant to be exhaustive and all City requirements and ordinances must be met with each plan submittal.

1. Historic District Design Guidelines recommend that residential lots in the HPO be limited to no more than 35 percent of building coverage, which includes roof-covered surfaces.
