This development plan proposes a total of 20 single-family lots on 7.43 acres. Sixteen lots will be accessed from an internal street, and four will front Carlisle Lane but accessed from an internal alleyway that will run parallel to Carlisle Lane. The developer will be required to dedicate right-of-way for the new alignment of Carlisle Lane, which is a minor collector in the street network.
The proposed Cardel Village PUD Subdivision will border Carlisle and Cornerstone Subdivisions to the South, Founders Pointe Subdivision to the East, and Blossom Park and Richland Close Subdivisions to the north. The proposed density of Cardel Village will be compatible with each of these subdivisions. The property to the immediate north contains one single-family dwelling unit. The applicant and the City staff have worked with the homeowners to ensure that this proposed development is designed to be compatible with the property to the North. There are two historic, large-lot, single-family residences to the west, across Carlisle Lane and have a different defined character than the subdivisions on the east side of Carlisle Lane.
