Purpose
The purpose of this memo is to provide information to the Franklin Municipal Planning Commission (FMPC) concerning a final plat for Echelon PUD Subdivision, section 1, which creates 56 detached residential lots and 5 open space lots.

Background/Staff Comments
Echelon PUD Subdivision is located between South Carothers Road and Carothers Parkway. The PUD Development plan (Project #2667) was approved on April 25, 2013 and the site plan for sections 1-3 (Project # 2895) was approved administratively in November of 2013. This plat creates 56 detached residential lots including both street loaded and alley loaded. The plat also creates 5 open space lots, one of which includes the pool and amenity center.

PROCEDURAL REQUIREMENTS:
1. In addition to uploading the corrected plat to the online plan review website (https://franklin.contractorsplanroom.com/secure/), the applicant shall submit three (3) paper copies and a .pdf file of the corrected plat, along with the Mylar, to the Department of Building and Neighborhood Services (Suite 110, Franklin City Hall). The Certificates of Approval for the Subdivision Name and Street Names, Water System (if not COF Water), Survey, and Ownership shall be signed when the plat is resubmitted.
