Purpose
The purpose of this memo is to provide information to the Franklin Municipal Planning Commission (FMPC) concerning a final plat for Cool Springs East Subdivision, section 1, revision 5, lots 5 & 6, located at 9009 & 9021 Carothers Parkway.

Background/Staff Comments
The purpose of this plat is to subdivide the property into two lots. Lot 5 would be 45.68 acres and encompass all of the existing lot except for what is being separated with lot 6. Lot 6 is 4.29 acres. The lot is located toward the northeast section of the lot and will be adjacent to Carothers Parkway.

In 2013, the applicant requested a rezoning into the Height Overlay (Project # 2846). It was approved and covers the entire property, except within 200 ft of Carothers Parkway, in order to allow for the transition down to the height of surrounding buildings.

Project Considerations
Staff recommends the applicant meet with Engineering two months prior to a site plan or unified development plan submittal to arrange the traffic study scope by MOU.
