Purpose
The purpose of this memo is to provide information to the Franklin Municipal Planning Commission (FMPC) concerning a Resolution for a revised development plan for Stream Valley PUD Subdivision, located south of Goose Creek Bypass.

Background/Staff Comments
Stream Valley PUD is a previously approved Subdivision with entitlements for 824 residential units. Sections 1-14 have approved site plans, while Sec 15 (Amenity Center) is currently in the site plan review process. This is a revision to the approved concept plan which affects sections 16-19, formerly the "Town Center" portion of the development.
Applicant proposes a mix of 66 single family detached residential units, 76 attached residential units (Townhome), 240 units of multi-family/condo style development, and 1,600 square feet of commercial property on 61.80 acres.
The property is zoned SD-X with a maximum density of 4.61 DU/AC. The applicant is proposing 3.54 DU/AC. Applicant is also dedicating right of way for a future roadway connection across I-65 when such an improvement is warranted.
