Purpose
The purpose of this memo is to provide information to the Franklin Municipal Planning Commission (FMPC) concerning a final plat for Berry Farms Town Center PUD Subdivision, Section 8.

Background/Staff Comments
Applicant is proposing 66,697 square feet of commercial/retail space in 4 buildings. The site is bounded by Captain Freeman Parkway to the east and south; Rural Plains Circle to the west; and attached residential units along Rural Plains Circle to the north. The site is within the Berry Farms Town Center PUD Subdivision on the northeast intersection of Goose Creek Bypass and Lewisburg Pike.

Staff has indicated to the applicant its desire to defer the final plat to the February 25th, 2015 FMPC meeting. The site plan was not administratively approved by staff on January 14, 2015, and it is currently being revised. Significant revisions to the utility easements on this plat are expected.
