Purpose

The purpose of this memo is to forward a request for Sanitary Sewer Availability for 2027 Wilson Pike.

 

Background

A request for sanitary sewer availability for 2027 Wilson Pike known as Tax Map 80, Parcel 45.03 was submitted on June 22, 2015.  The request is for 10 SFUEs.  This property is located outside of the city limits but within the urban growth boundary.  It should be noted that this property is adjacent to the City Limits and could be annexed if requested by the property owner.  This project is within the Mayes Creek Drainage basin and would require a pump station or a 7.25 mile sanitary sewer extension. 

 

If sanitary sewer is denied, as requested by the applicant, the property would be allowed to develop under County Regulations. 

 

Financial Impact

If this property is allowed to develop under the County Regulation it should be noted that we would not receive the numerous development fees to include road impact fees or facilities tax.  In addition the developer would not be required to dedicate the necessary right-of-way along Wilson Pike.  Future right-of-way would be acquired at fair market value when future improvements are made along that corridor.  

 

Recommendation

Staff recommends that this availability request be denied as requested by the applicant.
