Purpose
The purpose of this memo is to provide information to the Franklin Municipal Planning Commission (FMPC) concerning a final plat for Synergy Bank Addition Parking Garage located at 722 Columbia Avenue.

Background/Staff Comments
This site is the location of the Synergy Bank complex. This area of the lot was originally planned for a parking lot, but a site plan has revised this area to include an office/retail building and a parking garage. As such, existing joint access easements needed to be modified. Also, utility and drainage easements needed to be modified now that a structure is planned for the area of the lot. The site plan is being reviewed concurrent to this final plat, and staff is supportive of both the site plan and the final plat.

PROCEDURAL REQUIREMENTS:
1. In addition to uploading the corrected plat to the online plan review website (https://franklin.contractorsplanroom.com/secure/), the applicant shall submit three (3) paper copies and a .pdf file of the corrected plat, along with the Mylar, to the Department of Building and Neighborhood Services (Suite 110, Franklin City Hall). The Certificates of Approval for the Subdivision Name and Street Names, Water System (if not COF Water), Survey, and Ownership shall be signed when the plat is resubmitted.
