Purpose
The purpose of this memo is to provide information to the Franklin Municipal Planning Commission (FMPC) concerning a final plat for 25 residential lots, located at 1230 Scramblers Knob Road.

Background/Staff Comments
The applicant is proposing to create 25 residential lots and 4 open space lots on 56.25 acres. The site is located north of Mack Hatcher and north of Alpine Court in the Preserve at Echo Estates development. The lots are zoned Estate Residential (ER) and located in the Berrys Chapel 1 Overlay District. The PUD Development Plan was approved by BOMA on February 26, 2013, and the site plan was administratively approved on October 16, 2013.

PROCEDURAL REQUIREMENTS:
1. In addition to uploading the corrected plat to the online plan review website (https://franklin.contractorsplanroom.com/secure/), the applicant shall submit three (3) paper copies and a .pdf file of the corrected plat, along with the Mylar, to the Department of Building and Neighborhood Services (Suite 110, Franklin City Hall). The Certificates of Approval for the Subdivision Name and Street Names, Water System (if not COF Water), Survey, and Ownership shall be signed when the plat is resubmitted.
