The purpose of this memo is to provide information to the Franklin Municipal Planning Commission (FMPC) concerning a final plat for 12 detached residential homes and 3 open space lots located along Cheltenham Ave.

Background/Staff Comments
The site plan (COF# 2951) was approved on January 15, 2015. The final plat (COF# 5755) was originally approved by FMPC on January 22, 2015 without the appropriate engineering sureties. This is a revision to add the appropriate engineering sureties. All other original conditions of approval still apply to this final plat.
New Conditions of Approval
Sureties shall be posted in the amount of:
I. City Sewer: $149,000
II. Streets (including private streets): $276,000
III. Sidewalks: $57,000
IV. Drainage: $160,000

PROCEDURAL REQUIREMENTS:
1. In addition to uploading the corrected plat to the online plan review website (https://franklin.contractorsplanroom.com/secure/), the applicant shall submit three (3) paper copies and a .pdf file of the corrected plat, along with the Mylar, to the Department of Building and Neighborhood Services (Suite 110, Franklin City Hall). The Certificates of Approval for the Subdivision Name and Street Names, Water System (if not COF Water), Survey, and Ownership shall be signed when the plat is resubmitted.
