Purpose
The purpose of this memo is to provide information to the Franklin Municipal Planning Commission (FMPC) concerning a preliminary plat for a 12-lot subdivision at 3140 Garden Club Court.

Background/Staff Comments
This subdivision proposes to subdivide a 9.55 acre lot into 12 detached residential lots. The zoning of the property, R2, could permit up to 18 detached residential lots. Lot sizes range from 15,109 square feet to 31,737 square feet. A cul-de-sac is extended into the property at a length that requires all houses to be sprinklered. An incompatible lot size buffer is provided in the northeast corner of the development, but the majority of the property is surrounded by already developed and subdivided land. This development creates two flag lots; flag lots can create issues for appropriate setbacks, privacy concerns, and contextual inconsistencies within developed neighborhoods. The two flag lots created do have street frontage of at least 40 feet.
