Purpose
The purpose of this memo is to provide information to the Franklin Municipal Planning Commission (FMPC) concerning a development plan revision for a 21,000 square foot office building, located at 1360 Moher Boulevard, in the Gateway Village Development.

Background/Staff Comments
The applicant has submitted this development plan revision to request a change in building height from the approved concept plan. The proposed 3-story structure exceeds the approved 2-story building in both height and square footage. While staff supports the increase in height at this location, staff has concerns with the proposed architecture of the building. The proposed building does not match the architecture of the existing buildings already constructed in Gateway Village. The architecture looks to be more fitting of a Conventional Design Standard and more appropriate in Cool Springs than a Traditional Design Standard area. Staff does not feel that the architecture of this building conforms to the traditional design guidelines of the Zoning Ordinance, the Land Use Plan, or the Gateway Village Pattern Book.

The Zoning Ordinance states, in Section 5.3.4(1)(a), to "blend new development with existing development form and pattern" and also to "reduce potential adverse impacts between different land uses or buildings differing in scale, mass, height, proportion, form, or architecture".
