The purpose of this memo is to provide information to the Franklin Municipal Planning Commission (FMPC) concerning a final plat for the creation of a shared access and parking easement, and a shared water quality easement.

Background/Staff Comments
The owners of the properties at 216 and 220 Bridge Street are creating a parking lot to service the office use in one of the two existing structures. The proposal for the parking lot uses the existing driveway for access, and places the parking lot over the shared lot line between the two houses. As such, a shared access and parking easement is required, to allow patrons of the office access into the site. A shared water quality easement is also necessary to address the stormwater runoff from the parking lot, as well as from the pervious pavement. A site plan for the parking lot was approved administratively on October 23, 2014.
