Purpose
The purpose of this memo is to provide information to the Franklin Municipal Planning Commission (FMPC) concerning a surety revision to a final plat for Rucker Park PUD Subdivision.

Applicant: Tony Reasons, The Reasons Company
Owner: RBF Investments LLC.

Background/Staff Comments
A final plat for this subdivision was approved by FMPC on December 18, 2014. An Engineering surety was not transferred from the site plan to the final plat on the conditions of approval. This surety revision to the final plat adds those Engineering sureties. All other original conditions of approval still apply to this final plat.

New Conditions of Approval
Engineering sureties shall be posted as follows:
Water: $74,000
Sewer: $106,000
Streets: $315,000
Sidewalks: $59,000
Drainage: $79,000
Green Infrastructure: $51,000

PROCEDURAL REQUIREMENTS:
1. In addition to uploading the corrected plat to the online plan review website (https://franklin.contractorsplanroom.com/secure/), the applicant shall submit three (3) paper copies and a .pdf file of the corrected plat, along with the Mylar, to the Department of Building and Neighborhood Services (Suite 110, Franklin City Hall). The Certificates of Approval for the Subdivision Name and Street Names, Water System (if not COF Water), Survey, and Ownership shall be signed when the plat is resubmitted.
