Purpose
The purpose of this memo is to provide information to the Franklin Municipal Planning Commission (FMPC) concerning a development plan revision for the Gateway Village PUD Subdivision, which alters the previously approved formal open space on Lot 136, located at 3020 Stansberry Lane.

Background/Staff Comments
Applicant is proposing a one story 3,894 square foot building on 1.16 acres to house a casual dining restaurant Apollo Burger. The site is located at 3020 Stansberry lane. The site is very visible from the intersection of Lynnwood Way/Moores Lane and Franklin Road. With previous iterations of this PUD Development Plan, a formal open space with a pedestrian access/view corridor was proposed. This revision alters that formal open space to provide a monument or special open space feature at the corner of Franklin Road and Lynwood Way, rather than preserving the access and view corridor. Staff supports this revision to the formal open space. A final plat to abandon the 15 foot access easement on Lot 136 is included on this month's consent agenda (COF# 5741).

The architecture of this proposed development was deemed to be keeping in character with the traditional design standards imposed by the Gateway Village PUD Subdivision pattern book. A full set of color elevations has been included in the FMPC agenda packets.
