Purpose
The purpose of this memo is to provide information to the Franklin Municipal Planning Commission (FMPC) concerning a Resolution for a revised development plan for Stream Valley PUD Subdivision, located south of Goose Creek Bypass.

Background/Staff Comments
Stream Valley PUD is a previously approved Subdivision with entitlements for 824 residential units. Sections 1-14 have approved site plans, while Sec 15 (Amenity Center) is currently in the site plan review process. This is a revision to the approved concept plan which affects sections 16-19, formerly the "Town Center" portion of the development.
Applicant proposes a mix of 66 single family detached residential units, 76 attached residential units (Townhome), 240 units of multi-family/condo style development, and 1,600 square feet of commercial property on 61.80 acres.  
The property is zoned SD-X with a maximum density of 4.61 DU/AC.  The applicant is proposing 3.54 DU/AC.  Applicant is also dedicating right of way for a future roadway connection across I-65 when such an improvement is warranted.

Project Considerations are not conditions of this approval, but are intended to highlight issues that should be considered in the overall site design or may be required when more detailed plans are submitted for review.  These items are not meant to be exhaustive and all City requirements and ordinances must be met with each plan submittal.

PROCEDURAL REQUIREMENTS:      
1.      If the plan receives FMPC approval, the applicant shall upload the corrected plan to the online plan review website (https://franklin.contractorsplanroom.com/secure/) and submit one (1) complete and folded set and a .pdf file of corrected development plan to the Department of Building and Neighborhood Services (Suite 110, Franklin City Hall). All revisions to the approved plans shall be "clouded." With the resubmittal, each condition of approval/open issue in the online plan review system shall contain a full response from the applicant as to the satisfaction or completion of that condition.
2.      The city's project identification number shall be included on all correspondence with any city department relative to this project.
