Background/Staff Comments
The site has two buildings on a single lot, separated by a pool. Both buildings are principle structures. This final plat will place each building on its own lot. The plat meets the requirements of the Zoning Ordinance and the Subdivision Regulations. Street frontage will be maintained for each lot. The minimum required lot width for Lot 2 will be maintained. A variance was granted by the BZA on April 2, 2015, to allow the existing pool to remain in the proposed front setback of Lot 2. This site lies within the Historic Preservation Overlay; therefore, the Historic Zoning Commission will have to grant approval of both demolition and construction on both lots. A readdressing of the 200 range of Lewisburg Avenue will need to be approved by the Planning Commission before this subdivision can be approved.
Project Considerations
A combined driveway apron shall be constructed with the property at 211 Lewisburg Avenue). A driveway permit from TDO shall be obtained, posting surety as needed. The apron is to be completed and accepted prior to initiating the final building inspection.

PROCEDURAL REQUIREMENTS:
1. In addition to uploading the corrected plat to the online plan review website (https://franklin.contractorsplanroom.com/secure/), the applicant shall submit one paper copy of the corrected plat, along with the Mylar, to the Department of Building and Neighborhood Services (Suite 110, Franklin City Hall). The Certificates of Approval for the Subdivision Name and Street Names, Water System (if not COF Water), Survey, and Ownership shall be signed when the plat is resubmitted. The Mylar shall be submitted to BNS within five business days of the corrected electronic plat being uploaded to the online plan review website (or vice versa) or the item shall be rejected as incomplete for City review. With the resubmittal, each condition of approval/open issue in the online plan review system shall contain a full response from the applicant as to the satisfaction or completion of that condition.
2. The city’s project identification number shall be included on correspondence with any city department.
3. The applicant shall upload a .pdf copy and a .dwg copy of the final plat through the IDT system (link above) in Tennessee state plan coordinates, NAD 83, NAVD 88, zone 4100/5301 for incorporation of the plat into the Franklin GIS database.
