Background/Staff Comments
This development plan creates 4 single-family lots where three houses currently exist. One of those existing houses is a duplex, so the number of dwelling units for the land remains the same. Eddy Lane, from Murfreesboro Road to this lot, is a mix of single-family and duplex lots of differing sizes. The houses on these lots are of varying height between one and two stories. The setbacks also vary, but are set back from Eddy Lane at least 55 feet from the pavement. This development plan proposes two-story, single-family units on each of the four new lots. There will be a required ROW dedication, but the setbacks proposed will be no closer to the street than any existing house on Eddy Lane. The architecture is varied on this stretch of Eddy Lane, and the scale and design of the proposed houses is consistent with the existing context. It is the desire of the developer to avoid an HOA for this development, and therefore the development plan will need to be revised to create individual rain gardens on each lot.

Approval, with conditions.

PROCEDURAL REQUIREMENTS:
1. If the plan receives BOMA approval, the applicant shall upload the corrected plan to the online plan review website (https://franklin.contractorsplanroom.com/secure/). All revisions to the approved plans shall be “clouded.” With the resubmittal, each condition of approval/open issue in the online plan review system shall contain a full response from the applicant as to the satisfaction or completion of that condition.
2. The city’s project identification number shall be included on all correspondence with any city department relative to this project.
