Purpose
The purpose of this memo is to forward a request for water and sanitary sewer availability for 1161 Lewisburg Pike.
 
Background
A request for water and sanitary sewer availability for 1161 Lewisburg Pike known as Tax Map 089, Parcel 22 was submitted on April 4, 2014.  The property is currently served with a 1 ½" water meter (30 SFUEs) and is on a septic system.  The church is requesting approval for a 3" water meter and a denial of sanitary sewer so that their septic system can be expanded and improved.  This request is for an additional 58 SFUEs (88 SFUEs-30 SFUEs) for water and 88 SFUEs for sanitary sewer.  The property is located outside of the city limits but within our urban growth boundary.  The property is currently contiguous to the city through the right-of-way of Lewisburg Pike.  Sewer is currently located approximately 2,700 LF to the north and would require the property owner to obtain offsite easements to provide sanitary sewer service.

None.
 
Recommendation
Staff recommends that this availability request be approved for both water and sanitary sewer contingent upon the property owner signing our standard annexation agreement.  This approval of availability should be contingent upon the proposed development meeting the requirements as established March 10, 1992, for extensions of facilities inside the City's Boundaries, the payment of all required fees, and any required extension to the City's water and/or sanitary sewer system to serve the site as per the City's standards with associated required public water and/or sanitary sewer line easements.
